A real estate closing is the moment, or few hours, when everything comes together: months of searching, negotiations, preparation, and diligence. At Lux Law, we like to say that a closing is the culmination, not just the conclusion.
What happens at a New York real estate closing?
A closing finalizes the transfer of ownership. In simplest terms:
- The buyer pays the balance of the purchase price and closing costs.
- The seller delivers the deed or co-op shares.
- The lender (if any) funds the loan.
- All funds are disbursed to pay off loans, taxes, and fees.
- The title company confirms clear, insurable title.
Once closing is complete, ownership officially changes hands and the keys are exchanged.
Who attends a New York City closing:
- Stacks of documents awaiting signatures.
- Checks and wire confirmations for funds sent and received.
- ID-s for all signers.
- Keys, access codes, and sometimes a bottle of champagne.
- And of course, attorneys, representing the seller, buyer, lender, and others as needed.
What to expect at the closing table:
Closings may take place in person or remotely. Buyers and sellers may attend personally, appoint a Power of Attorney, or pre-sign their closing documents.
