The closing marks the moment when everything comes together. Here’s what really happens behind the scenes and what makes all the difference.
A real estate closing is the moment, or few hours, when everything comes together: months of searching, negotiations, preparation, and diligence. At Lux Law, we like to say that a closing is the culmination, not just the conclusion.
What Happens at a Closing:
A closing finalizes the transfer of ownership. In simplest terms:
- The buyer pays the balance of the purchase price and closing costs.
 - The seller delivers the deed or co-op shares.
 - The lender (if any) funds the loan.
 - All funds are disbursed to pay off loans, taxes, and fees.
 - The title company confirms clear, insurable title.
 
Once closing is complete, ownership officially changes hands and the keys are exchanged.
At the Closing Table mostly You’ll See:
- Stacks of documents awaiting signatures.
 - Checks and wire confirmations for funds sent and received.
 - ID-s for all signers.
 - Keys, access codes, and sometimes a bottle of champagne.
 - And of course, attorneys, representing the seller, buyer, lender, and others as needed.
 
What to Expect at the Table:
Closings may take place in person or remotely. Buyers and sellers may attend personally, appoint a Power of Attorney, or pre-sign their closing documents. Closings are typically held at one of the attorney’s offices – never at the property itself (a question we receive from time to time). An average closing takes about 2 hours, especially when financing is involved. While we always respect our clients’ time, we’re equally committed to ensuring that we don’t rush the process.
When all parties arrive prepared, a closing becomes a smooth exchange of funds, documents, and smiles – the final reflection of all the efforts that led there. But when even one party overlooks a detail, delays or cancellations can occur. That’s why, at Lux Law, we prepare not only our own documents but also make efforts to confirm in advance that all other parties are ready, to ensure a seamless experience.

A closing reflects months of behind-the-scenes coordination. Handled correctly, it’s smooth and deeply satisfying. Handled poorly, it can become stressful, delayed, or even legally risky. One unchecked detail can alter the entire outcome, which is why precision protects everyone involved.
